Hey Chuck – What’s the best condo building in Printers Row?

I personally stalked this building for about 2 years before purchasing my 2 bed/ 2 bath loft there. I’ve owned in the building since 2010, so I’ve gotten to know it very well!  And, I still love it!  So, why did I pick 547 S Clark Street?

547 S Clark Street – A Super Convenient Location

First was the location. For transportation, the choices give some of the best accessibility in Chicago. From the front door, Harrison Street Lofts is 1/2 block from the Lasalle Blue Line, 2 blocks from the Harrison Red Line and 2 blocks from the Loop L stop at Lasalle/ Van Buren, the Clark St #22 bus stop is across the street and it is three blocks from the Lasalle Metra. Congress/ I-290 is a block away (far enough that you don’t get traffic noise), you can be at 90/94 in less than 5 min and on Lake Shore Drive in about 7 min.

Excellent Area Amenities

For area amenities, there are great bars/ restaurants in Printers Row, Whole Foods and Trader Joes are walkable, and you can get to Summer concerts in Millennium Park with a 15 min walk. The location is so easy and so good! And there are always plenty of activities in the neighborhood. For example, the Printers Row Lit Fest. Founded in 1985 to attract visitors to the city’s bookmaking hub, these days it attracts more than 100 booksellers from across the country. It’s one of many enjoyable things to check out in the neighborhood. Another thing to love about the neighborhood is it’s proximity to Chicago’s Museum Campus, the bike trail along Lake Michigan and Art Institute.

Next up is the building itself. Harrison St Lofts actually has the entrance at 547 S Clark street. There is a burgundy, New York style awning that spans from the entrance across to the sidewalk.

Harrison Street Lofts in Chicago’s Printers Row Neighborhood.

The awning is a great landmark when you are getting dropped of by Lyft, Uber or a cab. The lobby is simple with a welcoming seating area and nice artwork on the walls that nods to the buildings long standing history in Printers Row. Red brick, terra-cotta accents and black steel balconies give the building a classic loft feel. Walk in and you can immediately tell that you are in a nice, well maintained, yet understated, building. The building is, by comparison, a low-amenity building. While there is an on-site gym, the building does not offer endless amenities like 24 hour door staff, a pool or party room. And as such the monthly condo assessments are on the more reasonable side when compared to many other Downtown Loop, West Loop or South Loop condo or loft buildings.

A History Of Printing Blueprints

Historically, the building was used to print blue prints in the early 1900’s. Due to the previous use, it is constructed with massive concrete in-between the floors and very cool concrete columns. The building is so well constructed, that the condo developer was able to add 4 floors of condos to the top in 1998. This took the building from the original 10 stories to a total of 14 stories. The building retains it’s vintage loft look and feel and contributes to the industrial feel of the neighborhood.

The upper 4 floors are the terrace units. The terrace units are more modern looking and have great outdoor space.  Floors 3-10 are the loft units and feature 12-13 ft high concrete ceilings, concrete columns and private balconies. These are true loft spaces and have a timeless, cool factor about them. The building is such an ideal mix of old and new.  Even units with the original 1998 finishes still look good.

From my experience living at Harrison Street Lofts and serving on the condo board of directors, I have met some great people and made a lot of friends. The building residents/owners get involved and truly care about the building. There are still original owners in the building and others stay for a long time. It is a true community.
