West Loop Condo & Loft Real Estate Market Report For 2014

West Loop Average Sales Prices Up 13%

As 2014 comes to a close we thought it would be a good time to take a look back at average sales prices for real estate in Chicago’s West Loop neighborhood over the past 12 months.

The chart below shows how the Average Sales Prices for West Loop real estate including condos, lofts, townhouse and single family homes has increased in 2013 and 2014.

The West Loop experienced a steady increase in 2013 with a spike beginning in the Spring of 2014 resulting in average sales prices increasing about 13% in 2014.

West Loop Average Market Time Down 50%

The story of the West Loop’s continued growth and popularity is seen clearly in the chart below which shows the Average Market Time during the same period.

Demand for West Loop real estate including condos, lofts, townhouses and single family homes continues to be extremely strong with Average Market Time hovering at about 42 days for 2014 vs. 84 days in 2013.

West Loop Remains a Sellers’ Market With Absorption Rate at 1.9 Months

Another interesting way to think about demand and its impact on price is by considering the “Months Supply” or “Absorption Rate” report. MRED (the Chicago MLS where we get this data) defines this as Active inventory vs. the last 12 months of homes deemed Under Contract.

This gives you an idea of how many months it takes to sell the existing inventory on the market and it’s a good way to understand the macro environment when you decide to buy or sell your home.  Most Chicago Realtors would tell you that a six months’ supply is considered a balanced market — when the number of listings roughly equals the number of buyers. Numbers over six represent a buyers’ market and those below a sellers’ market. So it’s clear that at 1.9 months for November 2014 and for most 2014 the West Loop has been a very strong sellers’ market.

Best Chicago Properties predicts demand for West Loop properties will be even stronger in 2015 as demand continues to out strip supply in this super hot Chicago neighborhood.
